Home is where we should feel secure and comfortable

How it Works

Place a call on the number provided on the website, send an email or fill in the enquiry form to arrange a booking. One of our team will call to the property at an agreed time to carry out the snag. This will take between 3-4 hours depending on the property. We just need access to the property, we don’t need to be accompanied.

Snag List

A detailed snag list will be issued via email within 3 days to the home owner and the builder (if required).

Contact

The builder will carry out the snags and notify the homeowner when completed.

Report

We will then arrange to return to the property to re-snag the works and issue a second report with our findings.

In some exceptional cases where the snags have been carried out to a very poor standard the property might need a second snag. The homeowner has the choice to either use our initial report to carry out the second snag themselves or engage our services to carry it out. Please see the our prices below for this service.

Price for Property Second snag

We carry out snags and surveys for buildings in various stages of construction.

New home/apartment final snag

This is the typical snag where a new homeowner will engage our services to snag a new home. The snag is carried out after contracts are signed but before final payment is made.

New home ongoing building works snag

Because a new home is the most important purchase you will ever make in your life some people like to have the house independently checked during construction.

Second hand home property survey

This is a survey of an existing house before purchase to check it for any structural issues and report to the client on any potential unforeseen expenses such as heating, roof defects, signs of previous damage to the house etc.

New extension and attic conversion snag

This is a snag carried out on new works to an existing home. Snag is issued to the homeowner. This usually doesn’t require a second visit.

  • Common problems in houses

    House not heating properly.

Heating has gotten very technical compared to the gas and oil boilers of 10 years ago. Heating is now divided in to zones in houses and the heating controller on the wall will be operating various valves and pumps around the house.

Small leaks in plumbing products such as sinks, toilets and shower doors which will stain and damage walls and floors over time.

Carpentry issues such as doors not closing properly or fire doors not fitted to regulation, floors not properly fixed in place.

Concrete floors that are not levelled properly which lead to problems with the flooring placed over it. These are issues that will affect the homeowner immediately upon moving in.
